Low & high seasons
All payments received will be credited for the same property for a period of 12 months, excluding prime & peak seasons. All payments will be forfeited for any cancellation within 45 days of arrival.
Prime & peak Seasons
All payment (s) received will be forfeited or refunded in pro-rata shall another booking be secured for the same period that has been cancelled.
No refund when cancellation occurs within 75 days from arrival
Early Check-in & Late Check-Out fees
Early departure, immediately on arrival or later during the dates of stay, will be considered a cancellation and all funds will be forfeited

An admin fee of USD 50 +7% VAT will apply in the event of a refund and/or amendment to any reservation.The above cancellation charges also apply if ILS cancels the booking due to non-payment of the balance.If the dates of the booking require to be changed or amended, this may be treated as a cancellation of the original booking and cancellation charges may apply.

An unforgettable stay from start to finish! This 6-bedroom beachfront villa is pure paradise — the ocean is literally steps away and the massive saltwater pool at the centre feels like your own private resort. Every bedroom comes with its own ensuite, giving everyone comfort and privacy. The staff are truly exceptional: warm, attentive, and they make you feel like family the entire time. The food is fresh, delicious, and thoughtfully prepared, and the villa’s sustainable approach is a huge bonus. We traveled with our baby, and they had everything ready — cot, high chair, and the kind of care that turns a holiday into a lifelong memory. If you’re looking for luxury, serenity, and incredible hospitality in Koh Samui, this place is unbeatable. Cant wait to return!

Quiet, peaceful, tranquil and simply a beautiful place to stay. The team that runs it work complementary to one another giving us, the guests time to relax and forget our busy schedules and just be one with each other and the sea. The swimming pool is simply huge and has an infinite view into the sea. Infinity pool 😊. The house keeper cools up an expansive meal everyday touching on western, Thai, Philippine cuisines keeping us all well fed to go out and discover the island. One doesn’t have to actually leave the villa but my recommendation would include pig island and snorkelling across the bay. Just mind blowing was my experience and I am very grateful for it.

A really great place. The house is in great shape, the individual rooms are very nice and all have spacious bathrooms. The pool is huge. Located right by the sea and beach access. The team and the service is absolutely exceptional, personal and perfect. The cook cooks so incredibly delicious food. An all-round successful stay

Nice luxury resort with 6 en-suite rooms and spacious kitchen / dining / living area. Helpers available inside the resort to serve all your meals / cleanup needs, which makes your stay on of the most enjoyable one without leaving the resort.
