Terms and Conditions

1. Agreement to Terms

By accessing or using Inspiring Villas booking platform ("Service"), you agree to be bound by these Terms and Conditions ("Terms"). If you disagree with any part of these terms, you may not access the Service.

2. Account Registration

• You must be at least 18 years old to create an account
• You must provide accurate and complete registration information
• You are responsible for maintaining the security of your account
• You must notify us immediately of any unauthorized access
• One person or entity may not maintain multiple accounts

3. Booking and Reservations

3.1 Booking Confirmation

• All bookings are subject to availability
• A booking is confirmed only after payment is processed
• You will receive a confirmation email with booking details
• Booking confirmations are sent to the email address provided

3.2 Payment Options

• Full Payment: Pay 100% at time of booking
• Deposit Payment: Pay 30% deposit, remainder due before final payment date
• Reservation: Reserve now, pay later (subject to property terms)

3.3 Payment Terms

• All payments are processed securely through Stripe
• Accepted payment methods: Credit cards, debit cards
• Prices are displayed in the selected currency
• Payment must be received by the final payment due date
• Failure to pay remaining balance may result in booking cancellation

4. Cancellation and Refund Policy

4.1 Customer Cancellations

• 30+ days before check-in: Full refund minus processing fees
• 15-29 days before check-in: 50% refund
• Less than 15 days: No refund
• Cancellation must be requested in writing via email

4.2 Property-Specific Policies

Some properties may have different cancellation policies. The specific policy will be displayed during booking and in your confirmation email. In case of conflict, property-specific policies take precedence.

4.3 Refund Processing

• Refunds will be processed to the original payment method
• Processing time: 5-10 business days
• Payment processing fees are non-refundable

5. Guest Responsibilities

• Respect property rules and local regulations
• Do not exceed the maximum occupancy stated in the booking
• Report any damages or issues immediately to property management
• Leave the property in good condition
• Comply with check-in and check-out times
• You are liable for any damages caused during your stay

6. Pricing and Fees

• Nightly Rate: Base price per night
• Cleaning Fee: One-time fee for property cleaning
• Service Fee: Platform service charge
• Extra Fees: Additional charges for extra services
• All fees are disclosed before payment
• Prices are subject to change until booking is confirmed

7. Force Majeure

Neither party shall be liable for failure to perform obligations due to circumstances beyond reasonable control, including but not limited to: natural disasters, war, terrorism, pandemics, government actions, or other force majeure events. In such cases, alternative arrangements or refunds may be offered at our discretion.

8. Privacy and Data Protection

Your use of the Service is also governed by our Privacy Policy. By using the Service, you consent to the collection and use of your information as described in the Privacy Policy. We comply with GDPR and PDPA regulations.

9. Intellectual Property

• All content on the platform is owned by Inspiring Villas or licensed to us
• You may not copy, reproduce, or distribute content without permission
• Property images and descriptions are for booking purposes only
• Unauthorized use may result in legal action

10. Limitation of Liability

Inspiring Villas acts as an intermediary between guests and property owners. We:

• Are not responsible for the condition or quality of properties
• Do not guarantee property descriptions are accurate or complete
• Are not liable for disputes between guests and property owners
• Are not responsible for personal injury or property damage during stays
• Limit our liability to the amount paid for the booking

11. Dispute Resolution

• Contact customer service first to resolve issues
• Disputes should be reported within 48 hours of check-out
• We will mediate between guests and property owners
• Unresolved disputes may be subject to arbitration
• Governing law: Laws of Thailand

12. Modifications to Terms

We reserve the right to modify these Terms at any time. Material changes will be notified via email or prominent notice on the platform. Continued use after changes constitutes acceptance of the modified Terms.

13. Account Termination

We may suspend or terminate your account if:

• You violate these Terms
• You engage in fraudulent activity
• You damage property or harass other users
• Your account has been inactive for extended periods
