Food cost on guest account, provisioning fee from fresh market is available at THB 650 within Natai area, or 1,200THB for Phuket are,a or 12% of grocery cost as handling fee, whichever is greater + 7%VAT

All payments received will be credited for the same property for a period of 12 months, excluding prime & peak seasons. All payments will be forfeited for any cancellation within 45 days of arrival.

All payment (s) received will be forfeited or refunded in pro-rata shall another booking be secured for the same period that has been cancelled.

No refund when cancellation occurs within 75 days from arrival

The above cancellation charges also apply if ILS cancels the booking due to non-payment of the balance.

If the dates of the booking require to be changed or amended, this may be treated as a cancellation of the original booking and cancellation charges may apply.

- Intermediate + High + Prime Seasons: 30% deposit, with balance due 45 days prior to arrival

- New Year Season: 50% deposit, with balance due 75 days prior to arrival

- For bookings within 45 or 75 days of arrival, according to the season, full paymentis due upon confirmation
