• Complimentary One Round-Trip Airport Transfer - only applicable for stays of at least 3 nights (1 van and applicable for same flight only).

• One baby cot is provided free of charge

• Rates are quoted for the maximum number of Guests (including children) as specified

• Dinner service prepared by the villa staff is available at extra cost of THB 1,500 (BBQ service THB 2,000) per meal. F&B at guest cost + 20% surcharge from the total shopping bill. Staff will do all of your grocery shopping and prepare your meals. Please note that meals are served family style rather than “à la carte”. All food and beverage cost during the stay can only pay via cash.

• Additional baby cot can be arranged at USD30++ per night per cot

• Security deposit of 500 USD payable on site in USD/Eur/THB

• All Rates are quoted in USD and subject to 10% service charge, and 7% VAT

Low & high seasons

All payments received will be credited for the same property for a period of 12 months, excluding prime & peak seasons. All payments will be forfeited for any cancellation within 45 days of arrival.

Prime & peak Seasons

All payment (s) received will be forfeited or refunded in pro-rata shall another booking be secured for the same period that has been cancelled.

No refund when cancellation occurs within 75 days from arrival

Early Check-in & Late Check-Out fees

Early departure, immediately on arrival or later during the dates of stay, will be considered a cancellation and all funds will be forfeited

Notes

An admin fee of USD 50 +7% VAT will apply in the event of a refund and/or amendment to any reservation.The above cancellation charges also apply if ILS cancels the booking due to non-payment of the balance.If the dates of the booking require to be changed or amended, this may be treated as a cancellation of the original booking and cancellation charges may apply.
