• Daily breakfast prepared by the private chef

• Wi-Fi internet access throughout the villa

• Welcome fruit bowl on arrival

• 1x roundtrip airport transfer (1 van each way for 4-bedroom use; 2 vans each way for 7-bedroom use)

• Personal service by full-time villa staff including villa manager, chef, housekeeper, and attendants

• Exclusive use of the entire villa and all listed facilities

• Extra Beds charge of USD 75 per night is applicable regardless of the age of the Guests when occupancy is over rate allocation and includes breakfast. Max 2 extra beds permitted.

• Food and beverage is charged at grocery cost plus 20% handling fee. Kindly note that this handling fee is subject to 7% government tax. Minimum shopping fee is THB750. All charges are added to the guest bill and settled upon check-out.

• All Rates are quoted in USD and subject to 10% Service Charge, and 7% VAT

• Security deposit of 1,500 USD payable on site in USD/EUR/THB + 20,000 THB for petty cash

Low & high seasons

All payments received will be credited for the same property for a period of 12 months, excluding prime & peak seasons. All payments will be forfeited for any cancellation within 45 days of arrival.

Prime & peak Seasons

All payment (s) received will be forfeited or refunded in pro-rata shall another booking be secured for the same period that has been cancelled.

No refund when cancellation occurs within 75 days from arrival

Early Check-in & Late Check-Out fees

Early departure, immediately on arrival or later during the dates of stay, will be considered a cancellation and all funds will be forfeited

Notes

An admin fee of USD 50 +7% VAT will apply in the event of a refund and/or amendment to any reservation.The above cancellation charges also apply if ILS cancels the booking due to non-payment of the balance.If the dates of the booking require to be changed or amended, this may be treated as a cancellation of the original booking and cancellation charges may apply.

- Intermediate + High + Prime Seasons: 30% deposit, with balance due 45 days prior to arrival

- New Year Season: 50% deposit, with balance due 75 days prior to arrival

- For booking within 45 or 75 days of arrival according to the season, full payment due upon confirmation
